Energy Assessments

What is a Home Energy Assessment?
A Home Energy Assessment is the collection of data on a home’s energy use by a Home Energy Assessor. The Assessor provides the home owner, buyer, or renter with a directly comparable and credible Home Energy Score. A Home Energy Score is shown on a simple one-to-ten scale. A score of 10 indicates that the home has excellent energy performance, corresponding with the amount of energy used by the 12% lowest energy-consuming homes. A score of 1 indicates that the home needs extensive energy improvements, corresponding with the amount of energy used by the 20% highest energy-consuming homes.

 

Who can give me a Home Energy Score?
U.S. Department of Energy-trained and licensed Portland Home Energy Assessors can provide the Home Energy Score within an energy audit, home inspection package, or as a standalone product.

When do I get a Home Energy Assessment?
As of January 1st, 2018 the City of Portland requires home sellers to obtain a Home Energy Score from a licensed Home Energy Assessor and disclose the score prior to listing a home publicly for sale.

How long does a Home Energy Assessment take?
Most homes will take about an hour to collect the data, some larger homes might take two. The score is then generated offsite by the end of the day.

Is an energy assessment the same as an energy audit?
No, they are not the same thing. A Home Energy Assessment is an hour-long home walk-through that scores a home on a scale of 1 to 10. The Score only considers the home’s fixed attributes (walls, windows, heating, cooling, and water heating systems) and applies standard assumptions about occupant behavior to all homes.

Homeowners may follow up this walk-through with a more extensive Home Energy Audit that includes blower door testing and gives consideration to occupant behavior on a more personalized level, but an audit is not required before selling a home in Portland, only the assessment.

How much does it cost to get a Home Energy Score?
Tabor Northwest charges $145.00 for a Home Energy Assessment and customers receive the energy score the on same day as the assessment.
